Soft Wash or Pressure Washing?

Our extensive experience in both pressure washing and soft washing roofs enables us to provide you with the very best advice when it comes to the appropriate method of cleaning your roof. To evaluate this, we consider:

  • The surface material and structure. Hard-wearing tile materials such as concrete can often withstand the fast and impressive results of pressure washing. Whereas slate or fibre-cement, especially if old and worn, may be better suited to soft washing.

  • Access to the roof. If access is limited or the roof itself is unsafe, we may advise soft washing the roof. Soft washing can often be achieved from ground level with ladders.

  • Your desired outcome. Pressure washing brings about immediate noticeable results, but without chemical treatment re-growth can occur within 12 months. Conversely, soft washing brings an immediate, lesser change but continues to work, having killed the moss or lichen growth at its roots, for months afterwards. Our team are registered IPAF users, ensuring all work is carried out responsibly and professionally.

Our process includes:

  • Manual moss removal: Moss is dry-scraped by hand, as it sits proud of the tile surface and cannot be fully removed by washing alone. 

  • Soft washing, steam cleaning or pressure washing: Algae, dirt, and fungal growth are removed using controlled methods that are safe for that specific roof.

  • Biocidal protection: A professional, government approved  biocidal treatment is applied to kill remaining spores and inhibit regrowth at a microbiological level.

The biocidal wash we use is an approved, regulated product that remains active within the tile surface for at least 12-months. This means your roof continues to improve after treatment, often becoming visibly cleaner for up to six months. Unlike water alone, this treatment targets root systems and spores, delivering long-lasting protection.

As part of the service, we can also carry out minor roof repairs such as replacing slipped or broken tiles, repointing ridge tiles, reseating flashing, and clearing gutters using our SkyVac system. Where required, bird spikes can be installed to help prevent future damage.
